SHORT TERM HOLIDAY ACCOMMODATION LETTING CONDITIONS:
Booking is not confirmed until the deposit is received. 50% of the total rental must be paid at the time of booking and the balance of the FULL amount must be paid one month prior to the date of arrival. If the booking is made within the month of travel the FULL amount will be payable at the time of booking.
A Bond is payable at the time full payment is due and will be fully refundable within 14 days of departure subject to all conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or extra cleaning requirements, extra guests beyond those declared and late or earlier check in and check out. This is at the manager’s discretion.
1. All rents are to be paid in full one month (if time permitting) prior to occupancy. If the booking is made within the month of travel the FULL amount is payable at the time of booking.
2. The number of occupants must not exceed the number stated on the confirmation notice or subsequently agreed to in writing or email. Fees will apply for excess guests not agreed with the owners in advance & or termination of rental and loss of bond.
3. The property is rented to you for “holiday" purposes only, for the agreed rental period.
4. Occupancy is given at 2pm on date of arrival. Premises are to be vacated by 1Oam on date of departure. Variation to times must be approved by our Property Manager. Late departures not authorised will incur a fee of $10 per person per hour.
5. In the event of a cancellation by the tenant two months prior to the arrival date the deposit is non-refundable unless the property is rebooked for the entire period that the prospective tenant had booked it for. In the event that the property is re-booked then a cancellation fee of 30% of the total deposit will then apply.
6. In the event of a cancellation by the tenant within the month prior to the tenants occupancy the FULL amount will be non refundable unless the property is re-let for the same period that was booked, if re-booked 30% of the deposit will be charged as a cancellation fee.
7. Pets are not permitted.
8. No smoking inside.
9. No cooking of strong smells inside, there is a BBQ with a burner for your convenience outside. BBQ must be cleaned after use.
10. The booking will be made in good faith by us.
11. As the occupant you are responsible for damages, breakages, theft and loss incurred during the term of your occupancy.
12. Our property is fully equipped except for linen, sheets, towels, pillow cases toilet paper, dishwashing liquid etc., which are to be supplied by you the occupant. Fitted flat sheet + pillow case required by tenant for all beds used.
13. Disturbance to our neighbors, including excessive noise, excess guests is prohibited and may result in termination of rental and loss of bond.
14. Garbage bins are to be put out on Thursday night for early Friday morning collection.
15. As the occupant it is your responsibility to ensure all dishes/pots/pans/plates are washed and put away. All dishes should be removed from the dishwasher. The premises must be left neat and tidy. If this is not the case the owner reserves the right to deduct a cleaning fee from the bond.
